Two things cause a sale to drag. The price is set from what a neighbour claims they got rather than from recorded sales; and the documents are not ready, so the buyer's lender stalls the file for weeks while a patta transfer or an old encumbrance is sorted out.

It depends far more on price than on anything else. Realistically priced and document-ready properties in these districts commonly move within a few months. Properties priced on hope sit for a year and then sell at a lower number anyway.
Original title deed and parent documents, a current encumbrance certificate, patta or chitta in your name, tax receipts up to date, and the approved plan if there is a building. Having these ready shortens the sale considerably.
