Home loans for buying, building or taking over an existing loan

A home loan lets you buy a ready house or flat, build on a plot you already own, or move an existing loan to a lender charging less. RUKKU arranges home loans across five Tamil Nadu districts, handles the paperwork, and follows the file through to disbursement.

Home loans are the single largest category we handle, and they are also where local knowledge matters most. Whether a lender will fund a property depends heavily on the layout's approval status and the guideline value in that taluk — two things that vary street by street in Erode and Namakkal.

If you are buying in an approved layout, the file is usually straightforward. If you are buying agricultural-converted land, a property in a gramma natham area, or a house built without complete approvals, the lender list narrows sharply. We check this at the start rather than after you have paid an advance.

Who this suits

  • Salaried applicants with at least two years of work history, or self-employed applicants with two to three years of filed returns
  • Age broadly between 21 and 60 at the time of the final instalment, depending on the lender
  • A credit score that the lender is comfortable with — we check this before applying, not after
  • A property with a clear title and an approval the lender recognises

The EC period a lender asks for varies by lender and by the property's history — some ask for 13 years, others go back to January 1987. We confirm the exact period your file needs before you request it from the sub-registrar's office.

  • Yes. This is a construction loan, and the money is released in stages as the building progresses rather than all at once. You will need an approved plan and an engineer's estimate. RUKKU can prepare both, since we also build.
