Approved layouts and gated residential projects

RUKKU promotes DTCP-approved plot layouts and gated residential projects across five districts. Approval status, title chain and encumbrance are verified before a plot is offered, which is also what makes it financeable.

An approved layout is not a formality. It fixes road widths, plot dimensions and the open space that must be left, and it is what lets a bank lend against the plot. An unapproved plot may be cheaper today and considerably harder to sell or finance in five years.

When you visit a layout, walk the actual plot rather than the model one. Check where the road ends, where water and power reach, and how the land drains after rain. We will walk it with you and point out the things that are easy to miss on a dry afternoon.

How it runs

  1. Tell us the district, the budget and whether the plot is to live on or to hold
  2. We shortlist layouts that match, and share the approval and title papers
  3. Site visit together, walking the specific plot rather than the sample
  4. Your advocate reviews the documents; we supply whatever is asked for
  5. Price agreed, loan arranged if needed, and registration completed

Plots & Residential Projects — common questions

  • Ask for the approval number and the sanctioned layout plan, then check the plot number against that plan. We provide both without being asked. An approval for a neighbouring survey number is not an approval for yours.
