A property purchase in this region is usually the largest transaction a family will ever make, and it is often done with less checking than a used car. The seller has an agent. The layout has a promoter. Frequently the buyer has nobody.
The verification is the part that matters most and is easiest to skip when everyone is in a hurry. Thirty years of title chain, a current encumbrance certificate, patta in the seller's name, tax receipts up to date, and the approved plan if there is a building. If any one of those is missing, find out why before you pay an advance, not after.

Property Buying — common questions
It is a record from the sub-registrar of transactions on the property — sales, mortgages, attachments. For a straightforward purchase, thirteen years is the common request; for a large or complex purchase, thirty. If a mortgage appears on it, confirm it has been formally released.
Guideline value is the government's rate for computing stamp duty, not the market price. Market prices are often above it, and that is normal. A price far below guideline value is worth asking questions about.
Transfer the patta or chitta into your name, update the property tax records with the local body, and keep the original documents somewhere secure. People routinely finish registration and leave the patta transfer for years, which becomes a problem at the point of sale.
